RentCafe Terms of Service
By using RentCafe.com (RentCafe ILS) or any property websites powered by RentCafe (RentCafe Portal) (collectively, “RentCafe”), you accept and agree to be bound by the latest version of the RentCafe Terms of Service (posted at https://resources.yardi.com/legal/rentcafe-terms-of-service/), which are between you and RentCafe (not the property) and will be updated from time to time. The property may have its own terms and conditions that apply between the property and you.
As part of Borror Properties Real Estate, LLC’s application review process, a consumer report may be obtained. This report may include information related to the Applicant’s credit history, criminal background (where permitted by law), and rental history. Borror Properties Real Estate, LLC may also verify rental history with the Applicant’s current and/or previous landlord(s), when applicable, to evaluate prior tenancy performance. Applicants have the right, upon written request submitted within a reasonable period after receiving this disclosure, to obtain additional information about the nature and scope of any consumer report obtained. All consumer reports are obtained and used in accordance with applicable federal and state laws, including the Fair Credit Reporting Act (FCRA).
All application fees are non-refundable, regardless of whether the application is approved, denied, or withdrawn by the Applicant. Application fees must be paid online at the time of submission.
A holding fee may be required to reserve a unit during the application process and must be paid online. The holding fee will be refunded if the completed application is denied or if the Applicant cancels within forty-eight (48) hours of submitting their application. After forty-eight (48) hours, the holding fee becomes non-refundable, regardless of the application outcome or if the Applicant chooses to withdraw.
If a refund is due, Borror Properties Real Estate, LLC will issue payment no sooner than thirty (30) business days from the date of application denial or Applicant cancellation.
The Applicant certifies that all information provided in the rental application is true, complete, and accurate. Any false, misleading, or omitted information may result in denial of the application or termination of a lease agreement if already executed.
Submission of an application does not guarantee approval or the availability of any specific unit. All applications are subject to Borror Properties Real Estate, LLC’s screening criteria and approval standards.
Borror Properties Real Estate, LLC complies with all federal, state, and local fair housing laws and does not discriminate based on any protected class under applicable law.
By submitting an application, the Applicant authorizes Borror Properties Real Estate, LLC to conduct all necessary screenings and verifications, confirms that they have read and agree to these Terms & Conditions, and understands that the fees and timelines outlined above apply.
