How Much is Rent in Columbus?

If you're thinking about making a move and eyeing a new apartment, you're probably wondering: How much is rent in Columbus right now? Or maybe you're considering renewing your lease and unsure how the current economy will affect your rent.

Let’s break down what’s happening in the Columbus rental market—and show you why downtown living, especially at 985 High, might be more within reach than you think.

Why 985 High is Where You Want to Be

Located at the intersection of West 2nd Avenue and High Street, 985 High is right in the heart of the Short North Arts District, one of Columbus’s most sought-after neighborhoods for young professionals.

We offer 105 boutique-style apartments ranging from studios to one- and two-bedroom layouts, with floor plans spanning 387 to 1,765 square feet. Each home features luxury finishes, open concept living spaces, and thoughtful design for modern lifestyles.

Our community amenities include:

  • A stunning rooftop deck with cozy seating, TVs, games, and a kitchenette

  • A state-of-the-art fitness center and on-site group classes

  • Controlled entry access and a secure parking garage

  • Walkable access to work, restaurants, coffee shops, and nightlife

  • On-site maintenance and a pet-friendly atmosphere

What’s the Rent in Columbus Right Now?

Let’s talk numbers. According to RentCafe, the average rent in Columbus is $1,328 per month, and the average apartment size is 882 square feet. These numbers reflect a wide range of apartment types, from budget-friendly studios to spacious multi-bedroom units in premium locations.

As of April 2025, Zillow reports a modest $5 year-over-year increase in average rent across the city, showing that prices have remained relatively stable despite broader economic uncertainty. In fact, from March to April alone, Columbus saw a $15 average rent decrease.

The city remains below the national average for rental prices and is considered a “warm market,” meaning renters currently have more options and less competition compared to hotter housing markets.

Downtown Living, Without the Stress

At BORROR, we’re committed to offering competitive pricing for our high-end apartments without compromising on quality. Our focus is on creating a lifestyle that blends comfort, convenience, and community—so you can live better, every day.

Life. Better. Lived.

When you are lucky enough to live in the heart of Columbus, there are few things better than dining out at all the amazing restaurants in the Short North Arts District. Whether looking for the newest hot spot, a tried-and-true favorite, or a hidden gem, the Short North has them all! Here are just a few of our favorite restaurants in the Short North.

There probably isn’t a better tried-and-true restaurant in Columbus than Northstar Cafe. This popular eatery is well known for its healthier and organic brunch options, like its Sweet Potato Hash and Mushroom Frittata. They also offer larger meal options like Classic Cheeseburgers, Black Bean Burger, and Chicken Chili. Even better, many of their food options can be prepared meat or dairy-free so there is truly something for everyone.

Situated in the heart of the Short North, The Pearl is the perfect spot for a night out. It’s a restaurant for people who love food, and their chefs love to pair innovative culinary techniques with traditional tavern fare that’s made-from-scratch comfort food. The Pearl’s oyster and shellfish options make it stand out, but we are confident that none of the options at The Pearl will disappoint.

Another restaurant from Cameron Mitchell Restaurants, The Guild House, is another popular spot in the Short North. An artisan eatery offering creative American cuisine, it’s a great date night option. Their foods are sourced from locally grown ingredients whenever possible, and their chefs create seasonal dishes that are regionally and locally inspired. They also offer an expansive wine list with wines from around the world and signature-crafted cocktails.

The Short North Pint House is perfect for a night out with friends. A local favorite, it features a one-of-a-kind open-air Biergarten, delicious pub food, handcrafted cocktails, and over 75 different beers, including some local craft brews. Go for happy hour and stay for a fun night out!

This is just a sampling of the eateries in the Short North. The best thing about living in the heart of the city is the chance to explore new places or find your go-to spot for you and your friends.

You may envision your perfect apartment with a one- or two-bedroom layout, but have you ever considered that a studio apartment may be the ideal option? Even though the square footage of a studio apartment may not be quite as much as other layouts, there are some unique perks to living in a studio apartment:
  1. Cheaper cost of living in studio apartments

Depending on the location, the monthly rent cost for studio apartments can be significantly lower than others. In addition to cheaper rent, the cost of utilities like electric, water, and gas, can also be lower due to its smaller size. Plus, you don’t have to spend as much on furniture and other pricey items as you will have less space to fill.

  1. Easier to clean and organize

Simply put, less space means less upkeep. Studios naturally limit clutter and generally require much less cleaning overall. In addition to being easy to clean, living in a studio apartment may keep you more motivated to tidy up. Doing a quick clean every night may feel less daunting than cleaning an entire one or two-bedroom apartment.

  1. Enhanced Privacy

Studio apartments typically mean that your space is all yours, so privacy is a huge perk. With privacy comes the ability to personalize your space to your tastes and style. No having to worry about sharing responsibilities or costs with roommates!

  1. Great Locations

Because rent for studio apartments is cheaper, you have the ability to choose an apartment in a prime location. With the time saved on maintenance and cleaning your studio apartment, you can get out of the house and explore your surroundings.

985 High is located in the vibrant Short North Arts District with a fantastic selection of restaurants, bars, shops, entertainment, and so much more! Read some of our favorite places to grab a drink near 985 High here.

Does studio apartment living sound ideal to you? You’re in luck because we are now leasing studios at 985 High. Give us a call at (614) 389-5929 and ask about our current move-in deals.
